Real estate owned properties (REOs) by definition are properties that have been purchased by a bank or the lender who foreclosed on the original loan. Lenders often buy these homes and properties when the bids received at auction were not higher than the default amount on the loan. The phrase “buying from the bank” is often associated with this type of sale. But in actuality, in addition to the bank, an REO can be purchased from a variety of other institutions including credit unions, finance companies, mortgage companies, and other businesses and corporations that lend money.

Selling these properties can be profitable for bother the buyer and the lender. Both parties can benefit from the transaction. There is a common misconception that the lender does not stand to make a profit from a property that has been foreclosed on considering the loan is in default. This is not true. Although a lender cannot officially make a profit when the home or property is in foreclosure, they definitely can once they make the transition from lender to new owner. As the new owner of the property, the lender has the ability do what ever they want with it, whether that means selling it for a determined price where they can make a profit, holding on to it and possibly selling it for a better price at a later time, or renting it out.

There are several advantages that buying REOs has to offer to the buyer as well when compared with the purchasing of foreclosures or auction properties. First of all, there is much less time and effort involved with this type of transaction. With the exception of any existing tax related issues, liens and other encumbrances are usually already been removed as the lender is the entity that holds the primary lien. Taxes on the property are generally current as they have to be paid in full prior to the houses debut at public auction. As taxes and liens are not an issue and homeowners do not receive any money, there is also less money to close this kind of deal.

Buyers also have the option of putting their financing in place because unlike purchasing a foreclosure, the deal does not have an all cash payment requirement. There is also the opportunity to make less of a down payment with REO purchases. Lenders have a greater willingness to work with potential buyers because they are eager to get the property off of their hands. Lenders sometimes go the extra mile and offer incentives to new buyers. Closing costs could be waved, reduced interest rates may be offered, and an initial down payment amount needed could be substantially less than the traditional ten to twenty percent amount.

Knowing the advantages is great, but it is also advisable to be aware of the disadvantage as well. Although there is minimal risk involved with REO purchases, it does exist. When compared to other sales, the profit margin may not be as great as it would be with a typical foreclosure sale. This is not always the case, but generally, if a property sells for less, the profit is less for both of the parties involved. These deals are usually made for about ten to twenty percent less than the market value of the property. The condition of the property can also be an issue. The best thing to do is physically see the property and have it inspected. A buyer can pretty much assume that he/she is going into the deal with the property being sold in “as is” condition. Minimal repairs have probably already been completed, so as the new homeowner, you are pretty much responsible for taking care of any other repairs and renovations.

The REO process can also be more consuming than the fast paced frenzy sales made at a public auction or negotiating a pre-foreclosure agreement with a homeowner. Dealing with lenders usually involves some red tape and working with several different people in several different departments in order to cut through it. Negotiating an REO can take several months, but in the end, the profit to be made is usually worth it.

Boise REO’s are storming the market at bargain prices and consequently are being gobbled up at a rabbits pace. Even though the price is right, there are many things every investor should be on the watch for. Keep this list in mind when you are previewing REO’s in any city, but especially Boise REO’s. The first real red flag for any investor purchasing an REO property from the bank is that banks do not have any responsibility to disclose any issues with the property. Even when informed of a significant issue, like mold, the banks will tend to pretend they don’t know about it and simply pass the hot potato on to the next party. The best way to avoid this is to hire a professional home inspector and insist they test for mold while inspecting the home. The value of doing this is that the results of the home inspection can be turned in to the bank, documenting that they are informed about the issue formally, and used as a negotiating tool by the buyer.

The fact that banks do not have to reveal any particular issue with REO properties can spill into important home features like plumbing. When criminals realize that a home is abandoned or vacant they will frequently seize the opportunity to plunder it. One of the most sought after materials in any home is the copper plumbing that may be in the home’s crawl space. Vandals will enter the home with the necessary tools and simply strip and tear out all the copper fittings and piping inside the home, rendering the home virtually useless for immediate occupancy. Tracking down, and repairing this kind of problem can be very costly.

It is not only the plumbing that can face similar thievery. Criminals have also been known to break into homes and strip the copper conduit from the walls to turn in for money. This is not only damaging to the home, but is extremely dangerous to the criminal. In many instances prospective buyers have entered a home to find a would be vandal injured or even dead from messing with the electrical system. Again, like having the plumbing system re-installed, putting the electrical system back into an existing home is more expensive and difficult. Another electrical issue to watch out for on REO properties is that home owners are required to disclose, but banks are not due to the claim of lack of familiarity with the property. Regulating Water Temperature in Fish Tanks

If you are thinking about setting up a fish tank to enjoy either at home or at your office, you can expect to put forth a little more effort beyond simply filling a tank with water and tossing in some fish. There will be some special equipment required if you plan to keep the fish healthy and the tank clean for a long period of time. Most set-ups will need something called an aquarium chiller which primarily keeps the water in the tank at a consistent temperature. During the heat of the summer months, aquarium chillers are especially needed to control the water temperature and help prevent the spread of disease and algae growth. You will most definitely need one if you will be running a marine tank that will contain coldwater fish.

The system works basically like an air conditioner or refrigerator and the same principles of gas expansion and contraction apply. A thermostat control unit can be set to the appropriate temperature and when the water temperature rises above the desired setting, the cooling unit turns on. When the refrigeration gas gets compressed, it becomes cooler and the cool gas is directed to a heat exchanger where it absorbs heat from the tank water, which has been pumped through the exchanger. The excess heat is carried by the gas back to the compressor and across an expansion valve. The valve allows for a sudden pressure drop which results in the heat being transferred to the radiator, which releases the heat into the outside air by way of a fan. Finally, the cooled water is returned to the tank and the whole process continues until the tank water is at the specified temperature.

There are a few different types of water cooling systems. Thermoelectric styles are quiet, energy-efficient, and are meant to be used with smaller freshwater and saltwater tanks with a slow water flow. They are not effective on large tanks with a fast water flow. Drop-in chillers are available in a variety of sizes and horsepower. No plumbing is required so it makes the drop-in models perfect for tanks that have limited space. In-line models are used for larger systems with in-line filtration because they cool water after it has already been filtered. In-line styles require plumbing and are available in several sizes, so they will work with several sizes of tanks and are used mostly with saltwater setups.

When choosing a cooling system, one must consider the size of the tank, the additional equipment, and the temperature requirements of the fish. Marine tanks in particular often utilize equipment, such as lighting and water pumps, which generate heat that raises the water temperature. Without a system to lower the water temperature, the water can warm up too much where it can no longer hold enough oxygen to sustain the fish. The cooling systems themselves produce a considerable amount of heat, so be sure to plan for sufficient space and adequate ventilation to avoid adding heat to the tank water.

All coffee lovers should be cheering now that a new temperature regulating coffee mug has been invented by scientists. This mug is able to absorb the temperature of its contents, store that data, and keep the hot beverage at the correct temperature. This temperature regulating coffee mug will work to keep the coffee inside at the correct temperature level by releasing heat back into the contents continually.

Most coffee lovers are familiar with the fact that an insulated coffee mug works well to keep your coffee warm for a longer period of time, but now there is a mug that is technologically advanced to enable your drink to be kept at the correct temperature for a half an hour, whether it is cold or hot! This is exactly what you need if you have your coffee sitting next to you on your desk at work because it will ensure that it will be hot enough to drink when you choose to enjoy it. No more forgetting about your cup of Joe and then taking a sip of cold coffee, which can be both disappointing and disheartening. This temperature regulating coffee mug is made of phase change material, or PCM. This material is capable of storing and releasing heat by the changing of its phase.

This was developed at the Fraunhofer Institute for Building Physics by two scientists who first designed a porcelain shell that was filled with highly conductive aluminum ribbons. This aluminum was shaped in a honeycomb structure, and the holes were filled with PCM. This enabled the PCM material to absorb the heat of the coffee and melt into a liquidy wax. This worked to cool the beverage to the correct temperature, and when it cooled, the PCM released the heat that it had stored back into the beverage, which enabled it to stay at the perfect temperature for half an hour.

Different beverages do have various optimal temperatures. Coffee and tea taste best at 136°F, beer at 44°F, and iced drinks at 10°F. These call for different chemical makeups within the PCM, which is why different mugs are designed for each of these beverage types. The only downside to this wonderful invention is that one mug will not work for both hot and cold liquids.

You can expect to see these innovative mugs on the market at the end of next year, and they should cost slightly more than an average coffee mug, but still be affordable. Furthermore, PCM does provide many different uses, including the potential to keep perishable foods from going bad, or even to protect paintings in museums from fires because it is a non-flammable substance. Currently, PCM is used in some winter jackets to provide warmth in cold weather, and it also can be used to store computer data without any electrical current. As far as keeping your coffee warm, this is the perfect use of this material, and every coffee lover will be thankful!

Temperature and Pressure Effects on Solubility

The dissolving process involves a consideration of the relative strength of three intermolecular attractive forces. The type of forces between solute-solute molecules and solvent-solvent molecules must be considered. These intermolecular attractions must be broken before new solute-solvent attractive forces can become effective. Perhaps the bond breaking and bond forming processes take place simultaneously.

A solute will dissolve in a solvent if the solute-solvent forces of attraction are great enough to overcome the solute-solute and solvent-solvent forces of attraction. Obviously a solute will not dissolve if the solute-solvent forces of attraction are weaker than individual solute and solvent intermolecular attractions. Generally, if all three of the intermolecular forces of attraction are roughly equal, the substances will be soluble in each other.

As a general solubility rule, like solvents dissolve like solutes. This means that ionic or polar solutes dissolve in polar solvents. Non-polar solutes dissolve in non-polar solvents. Polar and ionic solutes do not dissolve in non-polar solvents and vice versa. Remember that when applying the solubility rule: “Likes Dissolve Likes”, that there are no absolutes and there are exceptions with a small amount of solubility possible. The rule is most useful when making comparisons between a series of compounds.

For example, polar ammonia molecules dissolve in polar water molecules. These molecules mix readily because both types of molecules engage in hydrogen bonding. Since the intermolecular attractions are roughly equal, the molecules can break away from each other and form new solute (NH3), solvent (H2O) hydrogen bonds. The -OH group on alcohol is polar and mixes with the polar water through the formation of hydrogen bonds. A wide variety of solutions are in this category such as sugar in water, alcohol in water, acetic and hydrochloric acids.

When an ionic crystal such as NaCl is placed in water, a dissolving reaction will occur. Initially, the positive and negative ions are only attracted to each other. The water molecules are hydrogen bonded to each other. If the crystal is to dissolve, these bonds must be broken. Negative chloride ions on the surface are attracted by neighboring positive sodium ions and by the partially positive hydrogen atom in the polar water molecule. Similarly, the positive sodium ions are attracted by both chloride ions and the partially negative oxygen atom in the polar water molecule. A “tug-of-war” occurs for the positive and negative ions between the other ions in the crystal and the water molecules. Several water molecules are attracted to each of the ions. Whether the crystal dissolves is determined by which attractive force is stronger. If the internal ionic forces in the crystal are the strongest, the crystal does not dissolve. This is the situation in reactions where precipitates form. If the attractions for the ions by the polar water molecules are the strongest, the crystal will dissolve. This is the situation in sodium chloride.

Once the ions are released from the crystals, the ions are completely surrounded by water molecules. Note that the proper atom in the water molecule must “point” toward the correct ion. The charge principle and the partial charges in the polar molecule determine the correct orientation. Partially negative oxygen atoms in the water molecule interact with the positive sodium ion. Partially positive hydrogen atoms in the water molecule interact with the negative chloride ion. 

The solubility of solutes is dependent on temperature. When a solid dissolves in a liquid a change in the physical state of the solid analogous to melting takes place. Heat is required to break the bonds holding the molecules in the solid together. At the same time, heat is given off during the formation of new solute — solvent bonds. If the heat given off in the dissolving process is greater than the heat required to break apart the solid, the net dissolving reaction is exothermic (energy given off). The addition of more heat (increases temperature) inhibits the dissolving reaction since excess heat is already being produced by the reaction. This situation is not very common where an increase in temperature produces a decrease in solubility.

If the heat given off in the dissolving reaction is less than the heat required to break apart the solid, the net dissolving reaction is endothermic (energy required). The addition of more heat facilitates the dissolving reaction by providing energy to break bonds in the solid. This is the most common situation where an increase in temperature produces an increase in solubility for solids. The use of first-aid instant cold packs is an application of this solubility principle. A salt such as ammonium nitrate is dissolved in water after a sharp blow breaks the containers for each. The dissolving reaction is endothermic – requires heat. Therefore the heat is drawn from the surroundings, the pack feels cold.

As for as the variation of solubility for a gas with temperature is concerned the solubility of a gas decreases as the temperature increases. More gas is present in a solution with a lower temperature compared to a solution with a higher temperature. The reason for this gas solubility relationship with temperature is very similar to the reason that vapor pressure increases with temperature. Increased temperature causes an increase in kinetic energy. The higher kinetic energy causes more motion in molecules which break intermolecular bonds and escape from solution.

This gas solubility relationship can be remembered if you think about what happens to a “soda pop” as it stands around for awhile at room temperature. The taste is very “flat” since more of the “tangy” carbon dioxide bubbles have escaped. Boiled water also tastes “flat” because all of the oxygen gas has been removed by heating.

Liquids and solids exhibit practically no change of solubility with changes in pressure. Gases as might be expected increase in solubility with an increase in pressure. Henry’s Law states that: The solubility of a gas in a liquid is directly proportional to the pressure of that gas above the surface of the solution. If the pressure is increased, the gas molecules are “forced” into the solution since this will best relieve the pressure that has been applied. The number of gas molecules is decreased. The number of gas molecules

dissolved in solution has increased as shown in the graphic on the left.

Carbonated beverages provide the best example of these phenomena. All carbonated beverages are bottled under pressure to increase the carbon dioxide dissolved in solution. When the bottle is opened, the pressure above the solution decreases. As a result, the solution effervesces and some of the carbon dioxide bubbles off. Deep sea divers may experience a condition called the “bends” if they do not readjust slowly to the lower pressure at the surface. As a result of breathing compressed air and being subjected to high pressures caused by water depth, the amount of nitrogen dissolved in blood and other tissues increases. If the diver returns to the surface too rapidly, the nitrogen forms bubbles in the blood as it becomes less soluble due to a decrease in pressure. The nitrogen bubbles can cause great pain and possibly death.

To alleviate this problem somewhat, artificial breathing mixtures of oxygen and helium are used. Helium is only one-fifth as soluble in blood as nitrogen. As a result, there is less dissolved gas to form bubbles. Another application of Henry’s Law is in the administration of anesthetic gases. If the partial pressure of the anesthetic gas is increased, the anesthetic solubility increases in the blood.
